I first met Kyle Peters when he valued my house for me several years ago. At that time I was very impressed with his realistic approach and the fact that he did not try to inflate the property in order to gain my custom. Towards the end of last year I retained his services to put my house onto the market.
He was very helpful with advice and practical help in that he arranged for workmen to come in and tidy the garden, patch up the paintwork and generally advise me about presentation. He spent some time discussing his selling strategy with me and explained that he followed up and obtained feedback from all those who viewed the house.
The house was put on the market early this year and he set a possible price based on feedback from people wh oviewed the property, rather than trying to guess what the market would support.
Only three official "Home Opens" were held before an acceptable offer was made. Although a bit lower than we had hoped for, Kyle advised me to accept it, which turned out to be an excellent judgement on his part as the housing market began to fall two days later. His realistic approach and sound judgement enabled me to sell my house in an area where more and more properties are remaining unsold for months.
He has remained very helpful and practical and recently arranged for me to rent back my house after settlement as my apartment is not yet ready for me to move into.
All in all I have found Kyle to be dedicated, realistic and practical in Real Estate matters and I am grateful for him for selling my house quickly at an acceptable price.
After a period of 3 or months on the market and with not even an offer yet Kyle was the only agent of the group that I had initially spoken to that bothered to call me back and enquire as to how I was going selling my property and whether there was anything that he could do to help. This was a particularly timely call as I had just had an offer accepted on a place I was buying, subject to the sale of my house so it was of extreme importance that my place sell, and for a reasonable price.
After indicating that I felt that I needed a change of agent I asked Kyle to set out just how he could help me, not with a generic pitch however, but by telling me how he could differentiate himself from the other agents and what sort of program of attack he would recommend using. And much to his credit, Kyle did exactly that, going away and then coming back with insightful, original and tailored plan for how to best market my house and find a buyer. Another first for me!
Kyle was extraordinarily professional, organised and oversaw a complete “rebranding” of my house for marketing (which was a roaring success, with people who had been at home opens under the previous agent commenting on how the presentation and feel of the house was now so inviting), compiled a targeted buyer list and undertook an extensive pre-open marketing campaign.
Throughout the entire period where the market was slow across the board Kyle was persistent, diligent and his client/buyer relationship skills remained impecably high, with myself never having to wait long at all for a complete debrief after each home open, regular phone call updates during the week, and perhaps most impressive, regular face-to-face meetings where he would routine come into the CBD despite all the pitfalls associated with getting into it, parking and then getting out again.
Kyle managed to secure multiple offers, including negotiating an increase in one of them and attractive conditions in another, and further showed the value of his negotiation skills by expertly navigating our way through the conditions on the accepted offer.
His service didn’t finish there however, continuing to happily offer his assistance throughout the period between going unconditional and settlement, including ensuring compliance with all legal RCD and smoke alarm requirements, taking care of other services that we had enlisted to aid the sale and being a very effective medium between myself and my eventual purchaser. He even offered to assist me with a quick fix-it job I had to do, and carried out assorted menial tasks such as collecting mail and checking gas meters when I asked! What a bloke.
And all the while he carried out his job in a very friendly and fair manner, providing sound advice and opinions, virtually eliminating any stress that may have been present otherwise.
So thanks to Kyle, because without his enthusiasm, hard work, outstanding negotiating abilities, friendly yet professional manner, and belief in what we doing, I may never have been able to secure the house I was buying. He secured a keen, credible buyer and a price and conditions that worked for all parties.
I can’t believe I’m saying this, but I would recommend Kyle’s services to anyone, putting your real estate sale into his more than capable hands would be a great move. He’s that rarest of beasts – a real estate agent that you can’t say enough good things about, and a top bloke to boot as well.
